Is it legal for a mortgage person to change your closing cost estimate drastically?

My question really involves how much it will cost me to use a realtor and what and how much i need to pay at closing on a home purchase. I know I can possibly negoitate on the seller paying ,my closing cost, but if I don’t do this how much would I have to pay.
