My husband & I bought our house in July 2006. We got a bill yesterday stating that we owe taxes from 2007 & 2006. I thought that when we bought our house that we had paid our taxes up until this year (part of our closing cost) Aren’t you required to pre-pay your home owners insurance & taxes for 1 year when you buy a house?

We live in Michigan & had a private party sales transaction (we bought our house from my cousin)

I’m an understanding person. If its 500-1000 more it is in the boundaries of a “Good Faith Estimate” However, what happens if it changes 3,000 bucks? Is there something that protects the buyer in that type of situation? I think that is stretching the lines of “Good Faith”. I feel like I’m being mislead and taken advantage of… Any thoughts or ideas would be appreciated! Thanks in advance.

I have sold my current home; I have yet to close. I had to spend a lot of money on improvements. i now am in a cash crunch as far as purchasing a new home. I have good credit and can get a 100% loan. My question really involves how much it will cost me to use a realtor and what and how much i need to pay at closing on a home purchase. I know I can possibly negoitate on the seller paying ,my closing cost, but if I don’t do this how much would I have to pay.
